If you built your own or purchased

GST New Residential Rental Property Rebate in Mississauga

If you built your own or purchased a newly constructed or substantially renovated residential rental property, you may be eligible for the GST New residential rental property rebate. If you plan to apply for this rental property rebate program, Triple J Canada Consulting can assist you throughout the process.

Disposition of Taxable Property for Non-Resident

If you have property in Canada and you would like to sell it as non-resident, you need to apply for Certificate of Compliance (T2068) to release withholding of your property sales price) in your lawyer’s trust account:

  • Transfer deed on Sales

  • Statement of Adjustment on Purchases

  • Your legal name, date of birth, mailing address in Canada, contact number and overseas address
  • If the non-resident never applied SIN, ITN or TTN, we can help to apply. Please bring copy of photo page, signature page, visa to Canada page and entry/exit date page of your passport.

Non-Resident Speculation Tax (NRST) Rebate

Effective October 25, 2022, the Non-Resident Speculation Tax (NRST) rate was increased to 25 per cent. The NRST applies on the purchase or acquisition of an interest in residential property located anywhere in Ontario by individuals who are foreign nationals (individuals who are not Canadian citizens or permanent residents of Canada) or by foreign corporations or taxable trustees.

The NRST applies in addition to the general Land Transfer Tax (LTT) in Ontario.

From March 30, 2022 to October 24, 2022, (inclusive) the NRST rate was 20 per cent applied on the purchase or acquisition of an interest in residential property located anywhere in Ontario by individuals who are foreign nationals or by foreign corporations or taxable trustees.

Prior to March 30, 2022, the NRST was a 15 per cent tax on the purchase of an interest in residential property in the Greater Golden Horseshoe Region (GGH) of Ontario by individuals who are foreign nationals or by foreign corporations or taxable trustees.

For a conveyance after March 29, 2022, only the Permanent Resident NRST Rebate remains available. Note that any applicable NRST is payable at the time of the registration of a conveyance. Registrants who fail to pay NRST at registration may be assessed for tax, penalty, and interest, even if subsequently eligible for a rebate.

Applications for the rebate must be received by the ministry within 90 days of becoming a permanent resident of Canada.

Proof of permanent resident status can include:

  • a Confirmation of Permanent Residence document, signed and dated by an immigration officer, or
  • a letter from IRCC advising that the application for permanent resident status is complete, and that the individual is a permanent resident of Canada.

If you plan to apply for this NRST rebate, Triple J Canada Consulting can assist you throughout the process. Please provide the following documents:

  1. Void cheque
  2. Agreement of purchase and sales
  3. Statement of adjustments
  4. Trust ledger
  5. Registered transfer deed
  6. Non-Resident Speculation Tax (NRST) payment proof from Teraview
  7. Permanent Resident Card, Confirmation of Permanent Residence. If the Card or Confirmation are not available, other documentation that confirms Permanent Residence Status may be accepted.
  8. If the value of the consideration is based on the fair market value of the land, any appraisals or documentation that is evidence of the fair market value of the land
  9. Driver license/ownership
  10. Internet bills with address
  11. Bank Statement with address
  12. Delivery bill showing your address
